Two clocks run at once, and people usually only count the first.
Clock one: list to accepted offer
In a normal Brookfield market this runs one to three weeks for a home priced correctly and shown well. Priced ten percent over, the same house sits for months and then sells for less than it would have.
Clock two: accepted offer to keys
Thirty days is the standard escrow, and it is mostly waiting on other people — appraisal, loan underwriting, inspections, and whatever the inspection turns up.
What actually stretches it
- Price. The first two weeks are the ones with the most buyer attention. Spend them at the wrong number and you spend the next two months chasing it.
- Access. Homes that are hard to show sell slower. That is the whole finding.
What you can do before you list
Order the disclosures early, fix anything an inspector will flag in the first ten minutes, and decide in advance where you are going next — the sellers who stall in escrow are almost always the ones without an answer to that.
