Can you sell your house without an agent in Brookfield?

Yes, you can, and a small share of sellers do it every year. Whether you should comes down to one question: how much of the work do you want to own?

What you take on

  • Pricing. Not what the neighbour got — what closed in the last 90 days, adjusted for condition, and what is currently sitting unsold.
  • Disclosures. This is where owner sales get into legal trouble. California's forms are long, and "I did not know I had to say that" is not a defence.
  • Access. Buyers want to see homes on their schedule, which is evenings and weekends, and you will be vetting who walks through your house.
  • The negotiation. Not just price: repairs, credits, timelines, and the second negotiation that happens after the inspection.

What it saves

The listing side of the commission, which is negotiable and usually runs a couple of percent. You will typically still offer something to the buyer's agent, because that is where most buyers come from.

The middle option most people miss

You can hire an agent for the parts you do not want — pricing, paperwork, or just the negotiation — instead of all or nothing. Ask; most of us will quote it.
